Athens | "Zoi" Apartments

2500 sqm 50’s refuge building makeover to 40 urban Apartments complex

The building, total area 24500 sqm, being constructed in the late 30’s was initially divided in two parts, that united later into one. This division may be also easily recognised through the elevation difference from looking towards Ippokratous str. The two staircases also justify the same fact.

The building is surrounded by 3 streets, being characterized as an introvert structure be-cause of all the rooms arranged around the central air shaft. Perimetrically, there is a corri-dor leading to the rooms on each floor, which are small in square meters, however with un-usually high ceilings. The church on the C floor changes the outfit of the layout of the typical floor, as long as the structure and the directions around it....

There are two basements supporting the building. The A is almost grounded from the one side giving 2 extra entrances to the building one from each side. The B is significantly smaller, used as a war shelter in the past years.

The Concept
The most successful solution of this project has to deal with the combination of two basic factors
A. The specific characteristics / advantages of the building
B. The ideal business plan based on the target group of the client and the area.

These two factors lead to the result of a “two-speed” Residential Building combining prop-erties of “Short stay” on the left part, with the usual “urban apartments” on the right side.

The right basement is also ideal f or α new “modern communal shelter” to combine the space potential, along with the “trend “ of the area (Exarcheia habits) and the history of the building itself.
