Kifissia | Private Residence

The lot is located in a part of a popular northern suburb of Athens that evolves from industrial to residential, in the outskirts of Athens. The project refers to Design & Construction from scratch of a 4 floor pool house on a total built area of 310 sqm in a plot of land of 360 sqm. The design started on July ‘20 immediately after the purchase of the land. The planning refers to a contemporary approach of a house whose basic concept could be detached different volumes around an inner body. The 310 sqm are spread in 4 floors

Clean cut defined directions, linear perspectives ending up to green views and well-formed volumes following functions and structured materials guided our main planning and design. Open spaces, concrete wall details and wide openings were some of the owner’s basic preferences. The pool is designed to be part of the building due to owner’s naval professional influences. Along the ground floor indoors and outdoors are wise connected and smart related to provide a very pleasant balanced living.

A bio-climatic design is applied. The system of openings allows for natural cross ventilation throughout. The western structure allows the garden to climb to create a roof garden which insulates the house from heat and cold. At the interior the metal staircase works in a twofold manner, a functional element and a sculpture too.

Internal patios and full green views from inside to outdoors complete the orientation of the project. Floor heating, A+ class aluminum profiles, heat pump thermal system, planted roof, effective shading and external insulation system enhance the energy saving design of the building.
