Piraeus | "Portrait" Hotel
2000 sqm office building makeover to 33 Hotel Apartments Complex
The project refers to a 9-floor former office and retail use building. The position is outstanding, inside the heart of Piraeus, on a corner, between the marina yacht and the port, also near universities, having a great view to the city and the northern port. The total area of the building reaches the 1900 sqm with a typical floor of a 270 sqm. The building is ideal for residential use due to the position, the layout of the existing plan and the target group on this area nowadays....
The shape of the building gives a solid cube from the outside, leaving a courter of a backyard to be revealed from the inside. There is a cer-tain metal frame construction placed independently on the two sides, to be used as a “curtain” façade, expressing the “office” use. A slab extension of this construction dividing the shops elevation at the low-er part of this façade is quite impressive and gives the whole building a “clean cut” strong character. Inside, there is a typical floor of a “L“ shape to be repeated five times. On the top of the building, there is only one retire floor which is the sixth floor. All spaces face the front roads, or the backyard, receiving full light and air ventilation. The Fa-çade of the existing building consists of a metal structure of a square canvas lifted on the two sides.
The goal of the Proposal deals with the maximum number of rooms to be available for this building. So, in order to reach the 35 rooms for the typical floor unit, we followed the minimum sqm /apartment hav-ing 4 small apartments of 25 sqm per floor.
New added balkonies at the backyard help the inside rooms to look more attractive and have some “exteriors”. These spaces will be de-signed to be part of the room in order to add the “lost free space” of each studio.
